Following a poor response to the land regularisation drive, the Telangana government on Friday announced a flat 25% discount for all categories of encroachers who are in possession of unobjectionable government land and surplus land under the Urban Land Ceiling Act.
As per the original GO Ms No 59, those occupying between 125 and 250 sq yards have been asked to pay 50% of the registration value, while those in possession of 250-500 sq yards of land have been asked to pay 75% of the land value for regularisation. Encroachers in possession of over 500 sq ft of land have been asked to pay 100% of the registration value.
On Friday, the Telangana government issued amended orders by creating another category of BPL families where the dwelling unit is 125-150 sq yards. If the dwelling unit is located in the notified slums, then they have to pay only 10% of the basic value as on June 2, 2014. For areas other than the notified slums, it will be 25% of the basic value.
For other categories, the government has offering a flat 25% discount. For regularisation of houses up to 250 square yards, the rate will be 25% of the basic value; it will be 50% for those up to 500 sq yards, and 75% for those above 500 sq yards.
The government has also provided allowed for payment in installments. Applicants can pay 25% of the total payable amount for consideration of his/her application in two equal installments. The first installment should be paid on or before February 28 at the time of submission of the application. The second installment should be paid on or before April 15. The remaining 75% of the payable amount should be paid in three equal installments on 30th June, 30th September and 31st December, 2015.
"If the applicant is willing to pay the entire payable amount at the time of submission of application, a concession of 5% on the total payable amount shall be given, as an incentive," the amended order said.
"The amount already paid hitherto shall be adjusted towards the immediate next installment(s)," the order also said, and added that the conveyance deeds executed by the respective Tahsildars in favour of the applicants under this GO would be exempted from the payment of stamp duty, registration fee and transfer duty.
The modified orders will be applicable only to dwelling units, while separate orders are being issued for vacant surplus lands. (INN)
